I want to play minecraft multiplayer via tunngle and I am using mincrft server software ! need help

I am using the minecraft server software ! My problem is that when I create a server using my local network ip then server works fine on home network !!
BUT when I create the server using my tunngle ip then I got an error like this - { [INFO] Starting minecraft server version 1.5.1

[WARNING] Perhaps a server is already running on that port?
I have already done something in the server.properties like online mode to false e.t.c !
Now what can I do ?? and what is the problem I m facing ?
And yes is there any other easy way to create server so I can play with my brother ! ??
