LEASING? my boyfriend and I have been renting an apartment (which is more of a separated house)

My boyfriend and I have been renting an apartment (which is more of a separated house) in NJ for 3 months now (with a 1yr lease). Recently, my landlord told us that our neighbors downstairs are complaining that we are smoking in our apartment and asked us to leave on our own by the end of November. However, he was very nice about it and assured us we will get our entire security deposit back. My issue is, since we are not staying the whole year, will this be considered an eviction? And if it is not an eviction, and we are embarrassed to say we were asked to leave, what do we tell our future landlord? Also, I'm not sure if this is important but we have never received any sort of paperwork complaining,it has only been him addressing me about it face to face. Much appreciation
