I want to sell a fire damaged house "as is" BUT:

the homeowner insurance company will not renew my coverage as of June 1st. A couple of contractors are interested in seeing it and a realtor is willing to list it"as is" . If I show the house uninsured and some one gets hurt, I will be personally liable. What would you do if you were me? Also, I am getting a small settlement to replace my personal property , all of which was lost in the fire. I do not intend to put it into an account, would I have to give that money up (I have no other ) if I was sued?? HELP, please, this is terribly stressful for a senior citizen lady, and there seems to be no answer. Thank you.

There are insurance options, but they vary from state to state. Call your state's insurance board. They should be able to help and/or point you to someone who can.

Post a sign on the property that reads, "Danger-Enter at your own risk."

After the fire, your local codes and compliance officer should have inspected the property and evaluated it's status. If they revolked the occupancy permit they should have posted a notice on the property. Insurance companies will not write a homeowners policy on an unoccupied dwelling. Ask them about a temporary construction policy to cover you during the transition.
