Is it more expensive to build a three bedroom house with all three bdrms. on the same single story, or build the third bedroom as a loft. seeking the most cost effective way to get three bedrooms.

I'm no contractor or anything, but I'd have to say that 3 bedrooms on one story would be cheaper as it is a lot of expensive work to add on another story. You need to take into consideration supports and stairs and it's much more floor and wall space, you'll have to add windows, and raise the roof, etc...
