Why do you think Americans have migrated south and west and are leaving the North and Midwest?
Almost ever since the inception of America the population has been moving more southerly and more easterly. As an example, when Washington DC was founded the center of population (sometimes called the centroid) was very near Washington DC but, over time, it drifted and is currently in the middle of Missouri.

1) Work: Are people moving for jobs? What kind of jobs are emerging in the South and West of this country? What kind of jobs are available in the North and Midwest?

2) Climate: 100 years ago it would have been nearly impossible to find a major city in Arizona. After all, it’s very hot and very dry – where are people going to find water? What has changed?

3) Transportation: Car ownership has increased dramatically in America over the last 40 years, especially among the poorest Americans.

well it is simple: built a town means to move people around.
an exemple exist in the desert of las vegas today (or almost).
it is only an architecture idea, something like whitepeople are used to say "civilization art" a thing like that...
so, all these persons obey at one only blind rule : to have built during 300 000
years civilizations together, whithout god, slavery, king or gold; only because they are men and they are women - yes of course white - sorry !
